Please read these Terms of Use carefully before accessing or using the Guest Services platform. By accessing or using the Service, You agree to be bound by these Terms. If You do not agree, You may not access or use the Service.
Capitalized words have meanings defined below. These definitions apply whether the terms appear in singular or plural form.
Affiliate means an entity that controls, is controlled by, or is under common control with a party, where "control" means ownership of 50% or more of the voting securities or equivalent managing authority.
Administrator means an individual employed by or acting on behalf of a Community Association or Property who accesses the Service in an administrative capacity to create or manage registrations, accounts, Vehicle Information, fees, fines, or other community records. Administrators are responsible for the accuracy and completeness of any information they enter into the Service on behalf of Owners, Guests, Tenants, or Visitors.
Community Association or Property means any homeowners association (HOA), condominium owners association (COA), condominium association, planned unit development association, cooperative, master association, property management company, or other residential or mixed-use community governance entity or property operator that uses the Service to manage registrations, access, and compliance for its community.
Company (referred to as "the Company," "We," "Us," or "Our") refers to JJR Group LLC, a Florida limited liability company, with its principal place of business at 1380 Kelly Mill Trace, Cumming, GA 30040.
Country refers to: Georgia, United States.
Device means any device capable of accessing the Service, such as a computer, smartphone, or tablet.
Fine means a monetary penalty assessed against a Registered User for a violation of the rules, policies, or regulations of a Community Association or Property.
Guest or Tenant means an individual who is not an Owner but who is authorized to occupy or access a unit or property — including short-term rental guests, long-term tenants, and similar occupants — and who registers through the Service, whether by self-registration or by an Administrator on their behalf.
Owner means an individual who holds an ownership interest in a residential unit within a property managed through the Service and who registers through the Service to register their own vehicle, authorize a Visitor registration, or manage their account.
Registered User means any Owner, Guest, Tenant, or Visitor who has been assigned a registration in the Service — regardless of whether that registration was initiated by the individual directly or by an Administrator on their behalf — and who accesses the Service via a registration link, completes or partially completes a registration, submits Vehicle Information, or makes a payment through the Service. Administrators and Security Users are also Registered Users with respect to their own access and activity on the Service.
Registration Confirmation means the on-screen confirmation, email, or other notification issued by the Service upon successful completion of a registration.
Security User means an individual authorized by a Community Association or Property to access the Service for the limited purpose of verifying vehicle registrations, identifying unregistered or improperly registered vehicles, and supporting enforcement of community parking and access policies. A Security User may be employed directly by the Community Association or Property, or may be an employee or contractor of a third-party security company engaged by the Community Association or Property. Security Users access the Service solely on behalf of and under the authorization of the applicable Community Association or Property. The Community Association or Property that grants a Security User access to the Service is responsible for that Security User's compliance with these Terms and for any unauthorized use of or access to data by that Security User.
Service refers to the Guest Services website and platform, accessible at https://guestsvcs.com.
Terms means these Terms of Use, which constitute the entire agreement between You and the Company regarding Your use of the Service.
Transaction means any payment of fees, service charges, amenity access charges, or Fines processed through the Service.
Vehicle Information means any information submitted regarding a vehicle, including make, model, year, color, and license plate number.
Visitor means an individual who is a friend, family member, or other invitee of an Owner and who registers a vehicle through the Service at the Owner's property. Visitors may or may not be required to pay fees depending on the policies established by the applicable Community Association or Property. A Visitor is a Registered User and is subject to these Terms in full.
You means the individual accessing or using the Service in any capacity, including Owners, Guests, Tenants, Visitors, Administrators, and Security Users.
You must be at least 18 years of age to use the Service. By accessing or using the Service, You represent and warrant that You are at least 18 years old and have the legal capacity to enter into a binding agreement. The Company does not knowingly allow use of the Service by individuals under 18.
These Terms govern Your use of the Service and form a binding agreement between You and the Company. By accessing or using the Service — including by clicking any registration link sent to You by a Community Association or Property — You confirm that You have read, understood, and agreed to these Terms and Our Privacy Policy. This applies regardless of whether Your registration was initiated by You directly or by a third party on Your behalf. Our Privacy Policy, available at https://guestsvcs.com, describes how We collect, use, and share Your personal information and is incorporated into these Terms by reference.
Guest Services is a SaaS-based platform that enables Community Associations and property management companies to manage registrations, vehicle and license plate records, amenity access (such as pool bands and similar services), and compliance with community policies.
Administrators use the Service to create and manage registrations, enter Owner, Guest, Tenant, and Visitor information, configure community policies, assess fees and Fines, and administer community access.
Security Users use the Service to verify vehicle registrations and identify unregistered or improperly registered vehicles in support of community parking and access enforcement. Security Users have access only to the registration and Vehicle Information necessary to perform these functions and may not use the Service or any data accessed through it for any other purpose.
Owners, Guests, Tenants, and Visitors use the Service to:
Visitors register vehicles at the invitation of an Owner. Whether a fee is required for Visitor registration is determined by the policy of the applicable Community Association or Property.
The specific features and services available to You depend on Your role and the configuration established by the Community Association or Property to which You are registered.
Registrations may be initiated in one of two ways:
In both cases, You are a Registered User and these Terms apply to You in full upon Your first access to the Service or the registration link, whichever occurs first.
If Your registration was initiated by an Administrator, You are responsible for reviewing all pre-populated information for accuracy when You access Your registration. You must correct any inaccurate or missing information — including Vehicle Information — before completing payment. By completing payment, You confirm that all registration information, including Vehicle Information, is accurate and complete.
Regardless of how Your registration was initiated, You agree to:

Security Users acknowledge that their access to the Service is granted and governed by the applicable Community Association or Property, and that the Company is not responsible for the scope, appropriateness, or terms of that authorization.
The Company reserves the right to suspend or terminate any Account that contains inaccurate information or that is used in violation of these Terms.
Any notice, communication, or other correspondence the Company sends to You will be sent to the email address associated with Your Account at the time of sending. Such notice is deemed delivered when sent, regardless of whether You actually receive it. It is Your sole responsibility to maintain a valid, current, and regularly monitored email address in Your Account at all times.
THE COMPANY IS NOT RESPONSIBLE FOR YOUR FAILURE TO RECEIVE ANY NOTICE, COMMUNICATION, OR REQUIRED DISCLOSURE — INCLUDING NOTICE OF UPDATES TO THESE TERMS OR THE PRIVACY POLICY — IF SUCH FAILURE IS DUE TO AN INVALID, OUTDATED, INACTIVE, FULL, OR OTHERWISE UNDELIVERABLE EMAIL ADDRESS ON FILE WITH YOUR ACCOUNT, OR DUE TO YOUR EMAIL PROVIDER'S SPAM, JUNK, OR FILTERING SETTINGS.
Failure to maintain current contact information does not excuse You from the obligations imposed by any updated Terms or Policy, nor does it entitle You to any refund, waiver, or other relief.
IT IS YOUR SOLE RESPONSIBILITY TO VERIFY THAT YOUR REGISTRATION HAS BEEN SUCCESSFULLY COMPLETED AND THAT YOUR VEHICLE INFORMATION HAS BEEN RECORDED IN OUR SYSTEM BEFORE RELYING ON THAT REGISTRATION FOR PARKING, AMENITY ACCESS, OR ANY OTHER PURPOSE.
Upon successfully completing a registration, the Service will issue a Registration Confirmation. You should not assume Your registration is complete unless and until You have received a Registration Confirmation. If You do not receive a Registration Confirmation, or if You have any doubt about whether Your registration was completed, You must contact Us immediately at legal@guestsvcs.com and resolve the issue before leaving Your vehicle at the property or relying on the registration for any purpose.
Registrations that are initiated but not completed — whether due to a network interruption, browser issue, session timeout, user error, incomplete payment, or any other cause — are not valid and will not appear in Our system or be communicated to the applicable Community Association or Property. It is Your responsibility to ensure that the registration process was completed in full and that a Registration Confirmation was issued.
THE COMPANY IS NOT RESPONSIBLE FOR ANY CONSEQUENCES ARISING FROM AN INCOMPLETE, UNCONFIRMED, OR FAILED REGISTRATION, INCLUDING BUT NOT LIMITED TO:
The Company serves as a registration platform only. We do not direct, control, or have authority over the enforcement actions taken by any Community Association or Property, including the decision to tow or impound a vehicle. By using the Service, You acknowledge and agree that the Company bears no liability whatsoever for the consequences of any enforcement action taken by a Community Association or Property, regardless of the reason Your vehicle was not registered in Our system at the time of enforcement.
You are responsible for ensuring that all Vehicle Information You submit is accurate, complete, and up to date. Submitting false or inaccurate Vehicle Information, including fraudulent license plate numbers, is a violation of these Terms and may result in immediate termination of Your Account and referral to the applicable Community Association or Property or law enforcement.
You must re-verify Your Vehicle Information if You change vehicles, obtain new license plates, or add additional vehicles, and You must obtain a new Registration Confirmation for any such changes before relying on the updated registration.
Certain services available through the Platform, including parking registration, pool bands, amenity access, and other services designated by the applicable Community Association or Property, require payment of fees. All applicable fees will be disclosed to You prior to completing a Transaction.
Payments are processed through a third-party payment processor. By submitting payment, You authorize the Company and its payment processor to charge the payment method You provide for the amounts due. All Transactions are subject to the payment processor's terms and conditions. A completed payment alone does not constitute a completed registration — You must receive a Registration Confirmation as described above.
Fines may be assessed against You by the Community Association or Property for violations of applicable community rules and policies, such as unauthorized parking, improper vehicle registration, or other policy infractions. Fines assessed through the Service are determined by the Community Association or Property, not the Company. You are responsible for paying any Fines assessed against You in connection with Your registration.
ALL REFUND REQUESTS MUST BE SUBMITTED DIRECTLY TO THE COMPANY. The Company is the sole and exclusive party authorized to process refund requests. Refund requests submitted to or through the applicable Community Association, Property, or any third party — including Your payment card issuer — will not be honored and do not constitute a valid request for a refund.
All fees paid through the Service are non-refundable once the registration period or stay has begun. No refund will be issued for any Transaction after the start date of the registered stay or service period, regardless of whether the stay is shortened, interrupted, canceled, or unused in whole or in part.
To request a refund, You must contact the Company at legal@guestsvcs.com before the start date of the stay or service period. Refund requests submitted after the start date will not be considered under any circumstances.
Fines assessed through the Service are not eligible for refund through the Company. If You believe a Fine has been assessed in error, You must contact the applicable Community Association or Property directly. The Company has no authority to waive or reverse Fines on behalf of a Community Association or Property.
By completing a Transaction, You acknowledge that You have reviewed and authorized the charge, that the services or access described at the time of purchase were made available to You as of the start date, and that the charge is valid and accurate. You agree that these Terms govern the rights and obligations of both parties with respect to all Transactions.
YOU EXPRESSLY AGREE NOT TO INITIATE A CHARGEBACK, PAYMENT REVERSAL, OR DISPUTE WITH YOUR BANK OR PAYMENT CARD ISSUER FOR ANY TRANSACTION THAT WAS AUTHORIZED BY YOU OR ASSESSED IN ACCORDANCE WITH THESE TERMS. This includes, without limitation, any Transaction for which You did not submit a timely refund request directly to the Company as required above, and any Transaction for a service period that has already begun.
If You have a concern about a charge, Your sole and exclusive remedy is to contact the Company directly at legal@guestsvcs.com before initiating any dispute with Your payment card issuer. Initiating a chargeback without first exhausting this process constitutes a material breach of these Terms and may result in:
The Company reserves the right to contest any chargeback it believes to be unwarranted and to submit evidence of these Terms, Your authorization of the Transaction, and the delivery of services to the relevant payment processor or financial institution.
You acknowledge and agree that the Company will share Your registration information, contact information, and Vehicle Information with the Community Association or Property to which You are registered. This sharing enables the Community Association or Property to manage community operations, contact You regarding parking, vehicle, or amenity matters, respond to emergencies, and address violations of community rules. By registering through the Service, You consent to this sharing as described in Our Privacy Policy.
You agree not to:
Violation of these conduct standards may result in immediate suspension or termination of Your Account and, where appropriate, referral to law enforcement.
All content, features, functionality, software, trademarks, and materials available through the Service are owned by or licensed to the Company and are protected by applicable intellectual property laws. You are granted a limited, non-exclusive, non-transferable, revocable license to access and use the Service solely for its intended purpose and in accordance with these Terms. You may not copy, modify, distribute, sell, or create derivative works from any portion of the Service without the Company's prior written consent.
The Service may contain links to third-party websites or integrate third-party services not owned or controlled by the Company. The Company has no control over and accepts no responsibility for the content, terms, or privacy practices of any third-party websites or services. We encourage You to review the terms and privacy policies of any third-party services You access.
The Company may suspend or terminate Your access to the Service at any time, with or without notice, for any reason, including if You breach these Terms, provide false registration information, or fail to pay fees or Fines when due. Upon termination, Your right to use the Service will cease immediately. Provisions of these Terms that by their nature should survive termination — including payment obligations, intellectual property rights, disclaimers, limitations of liability, and dispute resolution — will survive.
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTY OF ANY KIND. TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, THE COMPANY EXPRESSLY DISCLAIMS ALL WARRANTIES, WHETHER EXPRESS, IMPLIED, STATUTORY, OR OTHERWISE, INCLUDING ANY IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT.
THE COMPANY DOES NOT WARRANT THAT: (i) THE SERVICE WILL MEET YOUR REQUIREMENTS; (ii) THE SERVICE WILL BE UNINTERRUPTED, CONTINUOUSLY AVAILABLE, TIMELY, SECURE, OR ERROR-FREE; (iii) ANY INFORMATION OBTAINED THROUGH THE SERVICE WILL BE ACCURATE OR RELIABLE; OR (iv) ANY ERRORS IN THE SERVICE WILL BE CORRECTED.
THE SERVICE MAY BE TEMPORARILY OR INDEFINITELY UNAVAILABLE DUE TO SCHEDULED MAINTENANCE, UNPLANNED OUTAGES, TECHNICAL FAILURES, INTERNET CONNECTIVITY ISSUES, THIRD-PARTY SERVICE DISRUPTIONS, CYBERATTACKS, ACTS OF GOD, OR ANY OTHER CAUSE WITHIN OR BEYOND OUR CONTROL. THE COMPANY MAKES NO GUARANTEE OF CONTINUOUS OR UNINTERRUPTED AVAILABILITY AND EXPRESSLY DISCLAIMS ANY LIABILITY FOR CONSEQUENCES ARISING FROM YOUR INABILITY TO ACCESS OR USE THE SERVICE AT ANY TIME, FOR ANY REASON. IT IS YOUR RESPONSIBILITY TO PLAN ACCORDINGLY AND NOT TO RELY ON THE SERVICE BEING AVAILABLE AT ANY PARTICULAR TIME.
Some jurisdictions do not allow the exclusion of certain warranties, so some of the above exclusions may not apply to You.
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, IN NO EVENT SHALL THE COMPANY OR ITS OFFICERS, DIRECTORS, EMPLOYEES, AFFILIATES, AGENTS, OR SERVICE PROVIDERS BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO LOSS OF PROFITS, LOSS OF DATA, LOSS OF GOODWILL, BUSINESS INTERRUPTION, OR PERSONAL INJURY, ARISING OUT OF OR IN CONNECTION WITH YOUR USE OF OR INABILITY TO USE THE SERVICE, EVEN IF THE COMPANY HAS BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
WITHOUT LIMITING THE FOREGOING, THE COMPANY SHALL NOT BE LIABLE FOR ANY DAMAGES, COSTS, OR LOSSES — INCLUDING VEHICLE TOWING FEES, STORAGE FEES, IMPOUND FEES, FINES, PENALTIES, OR OTHER EXPENSES — THAT ARISE FROM: (i) YOUR FAILURE TO COMPLETE OR VERIFY A REGISTRATION; (ii) THE SERVICE BEING INACCESSIBLE OR UNAVAILABLE AT THE TIME YOU ATTEMPTED TO REGISTER; (iii) A REGISTRATION THAT WAS INITIATED BUT NOT SUCCESSFULLY COMPLETED FOR ANY REASON; OR (iv) ANY ENFORCEMENT ACTION TAKEN BY A COMMUNITY ASSOCIATION OR PROPERTY BASED ON THE ABSENCE OF A VALID REGISTRATION IN OUR SYSTEM.
THE COMPANY'S TOTAL CUMULATIVE LIABILITY TO YOU FOR ALL CLAIMS ARISING OUT OF OR RELATED TO THESE TERMS OR THE SERVICE SHALL NOT EXCEED THE GREATER OF (i) THE TOTAL AMOUNT YOU PAID TO THE COMPANY THROUGH THE SERVICE IN THE TWELVE (12) MONTHS PRECEDING THE CLAIM, OR (ii) ONE HUNDRED DOLLARS ($100.00 USD).
Some states do not allow limitations on certain damages, so some of the above limitations may not apply to You.
You agree to indemnify, defend, and hold harmless the Company and its officers, directors, employees, affiliates, and agents from and against any claims, liabilities, damages, losses, and expenses (including reasonable attorneys' fees) arising out of or related to: (i) Your use of the Service; (ii) Your violation of these Terms; (iii) any inaccurate or fraudulent information You submit; or (iv) Your violation of any applicable law or the rights of any third party.
These Terms are governed by and construed in accordance with the laws of the State of Georgia, United States, without regard to its conflict of law provisions. You agree that any legal action or proceeding arising out of or relating to these Terms or the Service shall be brought exclusively in the state or federal courts located in Forsyth County, Georgia, and You consent to the personal jurisdiction of those courts.
In the event of a dispute arising out of or relating to these Terms or the Service, You agree to first attempt to resolve the dispute informally by contacting Us at legal@guestsvcs.com. If the dispute cannot be resolved informally within thirty (30) days, either party may pursue any remedies available under applicable law.
You represent and warrant that: (i) You are not located in a country subject to a United States government embargo or designated as a terrorist-supporting country; and (ii) You are not listed on any United States government list of prohibited or restricted parties.
If any provision of these Terms is found to be invalid, unenforceable, or illegal under applicable law, that provision will be modified to the minimum extent necessary to make it enforceable, and the remaining provisions will continue in full force and effect.
The failure of the Company to enforce any right or provision of these Terms shall not constitute a waiver of that right or provision. No waiver of any breach shall constitute a waiver of any subsequent breach.
These Terms, together with the Privacy Policy and any other policies or agreements expressly incorporated by reference, constitute the entire agreement between You and the Company regarding the Service and supersede all prior and contemporaneous agreements, representations, and understandings.
We reserve the right to modify these Terms at any time at Our sole discretion. Changes become effective immediately upon posting the revised Terms to the Service and updating the "Last Updated" date at the top of this page. Posting constitutes notice. Your continued use of the Service after any revision is posted constitutes Your acceptance of the updated Terms. If You do not agree to the revised Terms, You must stop using the Service. We encourage You to review these Terms periodically.
